What Is a Bungalow?

A bungalow is a detached home with its main living areas all on one storey, sometimes one and a half. The kitchen, living room, bedrooms and at least one bathroom sit on the same level, and most bungalows in Canada add a full basement below.

The style took off in California in the early 1900s and spread across the United States and into Canada as a growing middle class could afford detached homes of their own. The word itself is much older. It comes from the Hindi and Bengali word for a house in the Bengal style, and British officers brought it back to England in the late 1600s.

Types of Bungalows

Raised bungalow: the main floor sits partly above ground, so the basement has larger windows and more natural light. Raised bungalows are popular for basement apartments and usually cost about the same as a comparable bungalow.

Bungaloft: a bungalow with a loft or half storey, either above part of the main floor or above the garage, for a guest room, office or family space. You can often spot one by a second set of windows above the main floor. Bungalofts usually cost more than a comparable bungalow.

Side-split and back-split: multi-level variations with staggered floors, common in Kitchener-Waterloo neighbourhoods built in the 1960s and 1970s.

Ranch bungalow and bungalow townhome: ranch bungalows are long and low, with bedrooms at one end and living areas at the other. Bungalow townhomes are attached one-floor homes, often in newer adult lifestyle communities.

Why Buyers Love Bungalows

Living on one floor means far fewer stairs, which makes bungalows a great fit for anyone with mobility concerns, for people planning to age in place, and for families with young children. They are also easier to clean and maintain than larger two-storey homes, and many older bungalows sit on generous lots.

A bungalow can also be a smart way to add income or space for family. Kitchener and Waterloo now allow up to four units on most residential lots, and a bungalow with a separate entrance and good basement windows can often be converted into a legal basement suite, with permits.

Bungalows in Kitchener-Waterloo

Bungalows were among the most common homes built in Kitchener-Waterloo from the 1950s to the 1970s, so you will find them in established neighbourhoods across both cities. Because they suit such a wide range of buyers, it helps to read up on individual Kitchener-Waterloo neighbourhoods to narrow your search.

At the higher end, larger custom bungalows of 2,000 square feet or more can be found near the Grand River around Bridgeport and Kiwanis Park, and in Deer Ridge in southeast Kitchener. Because bungalows are detached homes, their prices follow the single-family market, where the average sale in Waterloo Region was $813,342 in September 2026, according to the Cornerstone Association of REALTORS®.
