Clair Hills Retirement Community in Waterloo: What to Know in 2026
Clair Hills is a retirement residence at 530 Columbia Street West in Waterloo’s Laurelwood area, offering independent and assisted living in suites from studios to two bedrooms plus den. It has been run as Chartwell Clair Hills, but in March 2026 Chartwell agreed to sell it to an independent buyer to settle Competition Bureau concerns over its purchase of Sifton’s seniors homes. By September 2026, Chartwell no longer listed it among its Waterloo residences, so confirm the current owner and prices directly before you tour.

Who Owns Clair Hills Now?
This is the biggest change since we first wrote about Clair Hills. Our original article listed Signature Retirement Living as the operator. More recently it has been known as Chartwell Clair Hills.
Chartwell agreed to buy six seniors housing properties in southwestern Ontario from Sifton Properties for $432 million. The Competition Bureau found the deal would likely lessen competition in Waterloo. To settle it, Chartwell agreed to sell Clair Hills to an independent purchaser approved by the Commissioner of Competition. As of March 17, 2026, that sale had not been completed. By September 2026, Chartwell’s list of Waterloo residences showed only Chartwell Terrace on the Square and Chartwell Westhill.
What this means for you: the building, staff and services may be in transition. On your tour, ask:
- Who owns and operates the residence today, and has the name changed?
- Are monthly rates or care packages changing under the new owner?
- What happens to existing residents’ agreements after a sale?
Suites, Care and Amenities
Clair Hills offers a range of suite sizes, from studios up to two bedrooms plus den. Our original review noted kitchenettes with a fridge and microwave, bathrooms with safety features, individual temperature control and emergency call systems, with in-suite laundry in the larger two-bedroom suites.
It offers independent living and assisted living, so residents can add help as their needs change without moving. Listings for the residence show a salt water therapy pool, spa, library, wellness centre and art studio. Our older article also mentioned a pub, movie theatre, chapel and a bus for outings. Ask on your tour which of these are still offered, and what’s included in the monthly fee.
