Neighbourhood FAQs
Answers to the questions buyers ask most when choosing where to live in Kitchener-Waterloo.
What are the best neighbourhoods in Kitchener-Waterloo?
It depends on what you need. Families often look at Laurelwood, Beechwood and Columbia Forest in Waterloo, or Doon and Pioneer Park, Huron Park and Williamsburg in Kitchener, for family homes and nearby schools. If you want to walk to shops and transit, Uptown Waterloo, Downtown Kitchener, Belmont Village and Midtown are close to the ION light rail. Established areas like Forest Glen, Eastwood and Victoria Hills offer older homes on mature streets.
What is the difference between living in Kitchener and Waterloo?
Kitchener is the larger city, with about 257,000 people at the 2021 Census, a growing downtown and a wide range of neighbourhoods and home prices. Waterloo had about 121,000 people and is home to the University of Waterloo, Wilfrid Laurier University and many tech employers. The two cities share a border, transit and many services, so many people treat them as one place.
Which neighbourhoods are close to the ION light rail?
ION runs 19 km from Conestoga Mall in Waterloo to Fairview Park Mall in Kitchener, passing the universities, Uptown Waterloo, Midtown, Downtown Kitchener and the Fairview area. See homes for sale near the LRT for a station-by-station guide.
Where should I live if I commute to Toronto?
For driving, south Kitchener neighbourhoods like Doon and Pioneer Park and Huron Park, and Cambridge, especially Hespeler, have the quickest access to Highway 401. For the train, GO trains to Toronto leave from Kitchener station near downtown, so Downtown Kitchener, Central Frederick and the Victoria Park area are handy. See homes near the 401.
Do the neighbourhood pages show current listings?
Yes. Each neighbourhood page shows homes currently for sale there from the MLS® System, plus a guide to the area’s homes, schools, parks, shopping and commute.
How do I choose the right neighbourhood?
Start with your commute, schools, budget and the type of home you want, then visit your top choices at different times of day. My free KW Neighbourhoods Guide compares areas side by side, and I’m happy to tour a few with you.
