About the Glenridge/Lincoln Village Area in Waterloo
Greetings, and welcome to another exciting edition of the WRX Property group Kitchener-Waterloo neighbourhood assessment extravaganza. Today we’ll be taking a look at the area in Waterloo so nice that it’s got two names: Glenridge and, perhaps more commonly, Lincoln Village. Let’s dive in, shall we From west to east, Lincoln Village stretches from Weber Street to Bridge Street; North to South, it spans from Lexington Road/Columbia Street East down to University Avenue East.
Lincoln Village has a lot of condominiums. People looking to own property, but not wanting to invest in a house, will find plenty of opportunities here. Many of Lincoln Village’s homes were built in the 1960s and 1970s, and these are primarily split-levels (houses in which the floor levels are staggered) – both sidesplits (the split being visible from the front) and backsplits (the split level visible from the side)*. In case you’re wondering, no, there are no longer any banana split homes in Lincoln Village (they were attracting too many monkeys). There is also a range of properties built in the 2000s, mostly suburban two-storey homes. The average price in Lincoln Village is $327 000, though it should be noted that this appears lower than other Waterloo neighbourhoods because of the prevalence of condos here. *Please note that you don’t have to be able to do the splits to live in a split-level home. But if you can, more power to you!
A big part of deciding where to live, is deciding where to live. You want to find a great home, but ideally, you’d like your home to be in a great location, too. Lincoln Village has a lot to offer. It’s centrally located within Waterloo, and thus, none of Waterloo’s primary attractions are very far away. Wilfrid Laurier University is quite close – getting there is as simple as following the aptly-named University Avenue and taking a left on King Street. University of Waterloo is just a little bit further, but still quite close.
The closest Public Library is the McCormick Branch, which you can get to quite easily by following Weber Street north. Conestoga Mall is not too far, either – in this case, simply turn right on King Street and follow it north. Lincoln Village is close to the beautiful, bustling Uptown Waterloo, where you’ll always find something to do. Right next to Uptown Waterloo is the large, wondrous Waterloo Park, an elegant, spacious green area with enough trails and activities that you could easily spend the day here. Be sure to check out Silver Lake while you’re there.
The western half of Lincoln Village has some beautiful forested regions (producing that precious Oxygen that humans seem to love so much), as well as some small bodies of water, and Hillside Park, which has two baseball diamonds. The eastern, more suburban and densely-populated section of Lincoln Village has several parks, including: Dunvegan Park, which has a tennis court, an outdoor skating rink during the winter, and some playground equipment; and the more spacious Lexington Park, which has a baseball diamond and a soccer field. Lexington Park especially is a great place to host games and events.
Fairly distinctly among Waterloo neighbourhoods, Lincoln Village has direct access to the Conestoga Parkway. Lincoln Village residents can access Highway 85 with great ease, finding convenient on- and off-ramps on University Avenue, near the middle of the neighbourhood. This makes Lincoln Village an excellent area to consider for people who commute or travel frequently for work; Highways 7 and 8 are just a few minutes away, and reaching the 401 (and from here, just about every major Southern Ontario Highway) is as simple as a couple merges. Living in Lincoln Village, you really don’t have to think twice about making use of the conveniently located highway. You can reap the benefits of a settled life in Waterloo, while also having full access to Kitchener, Cambridge, and beyond.
Lincoln Village is fairly well-connected in terms of public transit – obviously it does not have as many options as downtown locations (or the areas around Conestoga and Fairview Park Malls), but there are multiple bus stops along University Avenue and Lexington Road. Residents will be able to access the LRT by travelling to one of the universities and accessing one of the stops there.
Within the Lincoln Village/Glenridge area are two elementary schools. Sandowne Public School, which has a student population of roughly 380, has kindergarten-Grade 6 and offers partial French Immersion. For Grades 7 and 8, students can attend the nearby Lincoln Heights Public School (just south of the Glenridge area, in Lincoln Heights), or they can attend MacGregor Senior Public School if they are interested in pursuing French Immersion. The public high school Lincoln Village students are zoned for is Bluevale Collegiate Institute (read about it here.) Students who wish to attend Catholic School have two options somewhat nearby, for which bussing is available: St. Luke Catholic School for elementary school, and St. David Catholic Secondary School for high school. Finally, also within the boundaries of Lincoln Village is the French Catholic school Mère-Elisabeth-Bruyère, a French-language school with several basic entrance requirements. As mentioned earlier, Lincoln Village is also quite close to both of Waterloo’s universities (Wilfrid Laurier and U of Waterloo). Additionally, Conestoga College’s Waterloo Campus is located inside the western portion of Lincoln Village.
In the Lincoln Village/Glenridge area of Waterloo, you’ll find a mix of older and newer homes, as well as young families and older, settled residents. Lincoln Village has great options if you’re looking for a condo, too. This is a good, suburban neighbourhood, which has the benefit of being more quiet than areas around the malls or downtown, yet is still close enough to enjoy these busier areas. The easy access to the Conestoga Parkway is also an appealing aspect of Lincoln Village’s location.
